Cleughbrae Cottage is beautifully furnished throughout and offers a warm, relaxed atmosphere. Sleeping 6 people, with room for a cot and folding bed in 2 of the rooms it could accommodate two families, or if preferred a weekend away for couples. If you wanted to be really indulgent you could book the house for a romantic getaway for two and having all that lovely space to yourselves.

The cottage has oil central heating and there is a thermostat located in the kitchen. It is a very cosy and very well insulated and when the log burner is on and the sitting room door open you will find it heats the whole house very quickly.

Living Room

Situated on the ground floor with a cosy log burning stove, (first basket of logs provided free thereafter £2.50 per basket), satellite television, DVD, with an assortment of kids and popular films in the TV unit.  Also you will find a variety of games in the chest of drawers.

A brown leather suite and comfy chairs are provided for you to sit around the fire. This room is dual aspect giving you the feeling of being outside when in, especially when the French doors are open leading onto a large patio. There is also a large picture window facing north with stunning views.

Kitchen

Oak effect floor boards throughout an open plan fully fitted kitchen/ dining/living area gives this area a very roomy feel. Equipped with all mod cons; 11/2 fan oven large enough to cater for times when the cottage is at full capacity, larder fridge freezer, hob, and dishwasher.

There is also a day-bed that doubles up as really comfortable couch making this area very sociable. The crockery and utensils are of a high quality and plenty of glasses are provided including champagne flutes for those special celebrations.

Ground floor

Bedroom 3

This is a lovely twin room, beds can be pushed together, lots of space with huge built in sliding wardrobes, beautifully decorated in neutrals like all the other rooms.

Shower Room

Spacious with quadrant  shower,  wash basin, wc and storage cabinet above sink.

Utility/Boot/Drying Room

A versatile room with washing machine, separate tumble dryer, sink, drying pully, lots of hooks for coats, shelf above radiator to dry boots/ walking shoes etc.

Outside tap at back door for washing wellies, dogs, kids etc.

Upstairs

The charm continues, carpeted throughout apart from the bathroom.

Master Bedroom 1

This room is surprisingly large even with the walk-in wardrobe, kingsize bed and lovely dressing table with chair and mirror. There is also a cheval mirror in this bedroom. The view from this window is really something, you can see right down to the river that lies beneath the Ryns of Kells. Lying in bed you can see the stars form the skylight.

Bathroom

Cream tiles on the floor, bath with stainless steel taps and shower head, toilet and wash basin. You can lie relaxing in a bubble bath and look out the window at the spectacular view.

Bedroom 2

This twin room is both cute and charming. Although part of the old cottage, and in spite of the combed ceilings, it is still a really good size for adults or children. There is still room for a cot if need be, the beds can easily be pushed together to make a double.

There is a mirror, chest of drawers and lots of hooks and coat hangers on the back of the door. The views from this window are also spectacular and a delight to wake up to.             There is a tele-video in this room which can be put in any room, purely for playing videos, really handy for the kids!.

The whole cottage is well served with power points for charging laptops, phones, i-pods etc, but you will need your own internet as the cottage has no wi-fi.

OUTSIDE

  • loads of off road parking
  • Double wooden gates to keep children and dog safe
  • Walled garden (badminton court size) some toys in shed
  • lockable shed for bikes, fishing gear, golf clubs etc

DOGS  

  • One dog is permitted strictly by prior arrangement only,  at a charge of £20
  • Must be kept in the utility area
  • A bed will be provided in utility area for the dog
  • Towels in utility area for drying dog
  • Dogs are not permitted up the stairs or on any furniture
  • Any damage caused by a dog will be chargeable
  • Dogs may be walked in field but should be on a lead

We are happy for you to walk down to the river to fish, provided you take care to stay away from any livestock, there are mainly trout and the odd escapee salmon from the fish farm up-river, who knows you may even catch one.

There is a television with built in video (it has no aerial), really handy for kids, it can be put in any room, and there is a good selection of videos with the some games in the chest of drawers in the sitting room
