Legal Disclaimer
All reservations will be confirmed by post or email. Until this occurs no booking has been made. A deposit of 40% of the final bill should be received no later than 5 days following confirmation of your booking. Full payment for your stay should be received no later than 8 weeks prior to your arrival. A deposit of £100 will also be required at the time of booking to cover any damage that may be incurred to the property during your stay. It will be refunded within 21 days following your departure, assuming there is no damage to the property or a loss of keys. If keys are taken on your departure from the cottage, we will deduct £50 from your deposit to cover the cost of replacement keys and the inconvenience.
On the rare occasion when damage occurs, by negligence or a deliberate action taken by a guest, which directly or indirectly causes loss to Cleughbrae Cottage, the guest agrees to indemnify such losses and that this forms part of the agreement at the time of booking. Losses include lost income, specialist expenses and the sourcing of alternative accommodation as necessary.
Cleughbrae Cottage operates a non-smoking policy throughout the cottage. Guests are welcome to smoke in the gardens, although cigarette stubs should not be discarded outside. In the event of a breach of the aforementioned policies, Cleughbrae Cottage will levy a charge for laundry and additional cleaning to the final bill. An approximate charge of £100 will be deducted from your deposit. Also we do allow pets in the cottage.
We reserve the right to decline any booking for any reason and will refund any monies paid.
Cancellation Policy
When a reservation is made, by telephone or by email and accepted, a contract exists between the Guest and Cleughbrae Cottage. If for any reason the reservation is cancelled, in full or in part, a breach of contract exists. Cleughbrae Cottage reserves the right to cancel a booking on any grounds it feels are necessary and will honour no liability by doing so.
Cancellations giving 8 weeks notice* will have deposits returned in full, less 20% for administration costs. For shorter periods of notice, Cleughbrae Cottage retains all deposits of 40% to cover administration and any resulting loss of business.
*PLEASE NOTE: except Christmas week where we require at least 10 weeks notice.
Late Cancellations - where notice of cancellation is received within 14 working days of the first reservation date, the following conditions apply. Cleughbrae Cottage will make every effort to re-let the accommodation, and therefore reduce the likely losses for the Guest.
If at the end of the reservation period, despite the efforts made by Cleughbrae Cottage the cottage is not re-let, then Cleughbrae Cottage is entitled to claim damages which reflect the losses incurred as a result of the cancellation. This is the value of the reservation; less any re-let value achieved and deposits already paid.
Terms, Conditions - Contracts and Disputes are determined under Scottish Law. Cleughbrae Cottage 'closes' for arrivals at 7.00 p.m. unless by prior agreement, at which time outstanding reservations are assumed to be non-arrivals. Non-arrivals are 'late cancellations'.
The latest check out time is 10.00 am, unless an alternative time has been arranged with the cottage manager. Late check-out will incur a charge equivalent to the previous days rate.
General Notes
We would suggest that guests consider the merits of insurance cover that includes a cancellation risk.
